2-8 Botanic Avenue is currently a surface-level car park bounded by Botanic Avenue, Ratcliffe Street and Donegall Pass.
In December 2023, Irish News confirmed on X that Belfast-based hotel group Andras House had purchased the site for £1.7 million.
In September 2024, a Proposal of Application Notice (PAN) LA04/2024/1602/PAN, was submitted to Belfast City Council, outlining plans for the site’s redevelopment.
In February 2025, Andras House submitted a full planning application LA04/2025/0242/F proposing the construction of a 164-bedroom hotel. The development includes a ground floor bar and restaurant, along with associated works such as the demolition of the existing building.
