YOTEL Hotel Development at 2–12 Botanic Avenue is a proposed 164-bedroom hotel on the site of a surface-level car park, bounded by Donegall Pass and Ratcliffe Street.

A Proposal of Application Notice LA04/2024/1602/PAN was submitted in September 2024, followed by a full planning application LA04/2025/0242/F in February 2025. 

The scheme includes the demolition of existing structures and the construction of a new building ranging from four to eight storeys, with an active ground floor bar, restaurant, and external seating.

The hotel will be YOTEL’s first in Ireland.
