Weavers’ Hall (formerly known as 14 Dublin Road – QUB PBMSA) is a 17-storey Purpose Built Managed Student Accommodation (PBMSA) development currently under construction.
The site was formerly occupied by the Movie House Cinema and was purchased by Kainos in February 2019.
In July 2021, a planning application LA04/2021/1703/F was submitted for Trademarket, a temporary outdoor food and retail market, intended to operate for 2 years.
In October 2022, Kainos announced that they were selling half of the site to Queen's University.
In November 2023, a planning application LA04/2023/4373/F was submitted proposing a 17-storey Purpose Built Managed Student Accommodation (PBMSA), comprising 459 units with communal facilities, internal and external communal amenity space, and ancillary accommodation.
In April 2024, the planning application was approved by Belfast City Council.
Construction began in August 2024, and as of July 2025, the concrete cores have reached full height. The building will be known as Weavers’ Hall and will be the first certified Passivhaus PBMSA in Belfast, and the largest of its kind on the island of Ireland.
