The Lanyon Tunnels Project is a community-led regeneration scheme led by the Markets Development Association (MDA). Located beneath East Bridge Street on the edge of the Markets area in inner South Belfast, the scheme involves the reuse of eight disused railway arches and one half-arch.
In August 2021, planning application LA04/2021/2246/F was submitted by the MDA, proposing the conversion and extension of the arches to accommodate a crèche, café/restaurant, gym, and community office space, along with associated public realm improvements. The application was withdrawn by the applicant in February 2022.
In June 2025, the project secured £2 million in funding from The Executive Office, enabling the next phase of development and supporting preparation for a revised planning submission.
The scheme is closely linked to the regeneration of the adjacent Stewart Street site, acquired by the Department for Communities in 2023 for housing-led redevelopment. Together, both projects aim to reconnect the Markets area with the city centre through improved pedestrian access and active travel routes.
