Dorchester House, located at 52–58 Great Victoria Street, is a former 10-storey office building currently being redeveloped into a 136 room aparthotel by Andras House. The building was originally constructed nearly 30 years ago for the Inland Revenue.
In August 2023, Andras House submitted planning application LA04/2023/3821/F proposing to convert the building from office use to a 136 room aparthotel. The proposal included the addition of new upper floors to increase the height to 11 storeys, the modernisation of the building’s facade and the introduction of a ground-floor café.
In July 2024, Belfast City Council approved the application, and construction work to convert the building to an aparthotel under the Adagio brand began in early 2025.
