City Quays 4 is a proposed Build to Rent (BTR) residential development located on a surface car park adjacent to the M3 Lagan Bridge and the AC Hotel, forming part of the wider City Quays regeneration masterplan. The development comprises 256 fully furnished apartments arranged within a 23-storey tower and podium block, supported by high-quality resident amenities and extensive public realm enhancements.
In December 2022, a planning application LA04/2023/2388/F was submitted and approved in October 2024.
The project is expected to proceed via a two-stage design-and-build tender process, anticipated to launch in mid 2025, with a construction value of around £60 million and an estimated build of approximately two years.
