41-49 Dublin Road and 3-5 Ventry Street is a proposed Purpose-built Student Accommodation (PBSA) development, which involves the demolition of Filthy McNasty’s pub to pave the way for a new 11-story student accommodation block.
In April 2023, a planning application (LA04/2023/3030/F) was submitted to redevelop the site into an 11-story purpose-built managed student accommodation scheme comprising 201 rooms, with ground floor retail space.
In December 2023, these plans were approved by the Belfast City Council planning committee.
In January 2025, demolition of the former Filthy McNasty’s public house commenced and was completed by mid-February. Site preparation and construction works commenced shortly thereafter.

The pub closed for the final time at the end of December 2024. Demolition works commenced in January 2025 and were completed by mid-February 2025. Construction began shortly thereafter.
