The site at 39 Corporation Street is currently occupied by a vacant office building, constructed in the early 1990s. It sits on a 0.7-acre corner plot at the junction of Corporation Street and Gamble Street.
A full planning application LA04/2024/2044/F was submitted by Elkstone Partners in November 2024 for the demolition of the existing building and redevelopment of the site as Purpose Built Managed Student Accommodation (PBMSA). The proposed development comprises 895 student bedrooms arranged across blocks ranging from 9 to 20 storeys, with associated communal facilities, a landscaped courtyard, roof terraces, and ancillary services. The application is currently under consideration.
In June 2025, Belfast City Council formally granted planning permission for the PBMSA development.
