300–310 Ormeau Road is a mixed-use development occupying the site of the former Curzon Cinema, which was demolished in 2003.

A planning application (ref: Z/2007/2984/F) was submitted in December 2007, with full permission granted on 15 January 2009. Construction commenced in 2007 and was completed by late 2008.

The development comprises a five-storey building with 61 apartments, ground-floor retail units. ground-floor parking, and an internal landscaped courtyard.

The ground-floor units were originally occupied by Bank of Ireland, Abbey Insurance, and The Granary Coffee Shop.

As of June 2025, tenants include:

  • Phin Vietnamese Coffee (replacing District Coffee)
  • Charlie’s Pizza (opened May 2025, New York-style slice shop)
  • Duck Donuts
  • Seoul Food & Studio (Korean café and cultural space, announced but not yet open)
  • Joxer (announced, taking final remaining unit)
