12–22 North Street, known as Canada House, is a four-storey commercial property understood to have been constructed in the mid-20th century. It features a curved facade and ground-floor retail units, all of which are currently vacant. The building is not listed but was formerly included within the Tribeca Belfast regeneration area (formerly Royal Exchange), where it was proposed for demolition as part of the masterplan. With associated planning permissions for the scheme now lapsed or withdrawn by the developer, the property remains in a derelict state and its future is uncertain.
